"£120 for a 2-bed" is a common flat-rate quote in end of tenancy cleaning — right up until that 2-bed turns out to have a filthy oven, mould in the bathroom sealant, and a tenant who hasn't cleaned behind the fridge in three years. Room count is a starting point for a quote, not the whole quote.

Pricing by Room, Not by Property

A structured, room-by-room price is more accurate and easier to defend than a flat "per property" number:

Pricing this way means a filthy oven or a mould-heavy bathroom adds cost transparently rather than being absorbed silently into a flat quote that then runs over on time and profit.

The Deposit-Back Guarantee — A Pricing Decision, Not Just a Marketing Line

Many end of tenancy cleaners offer a "guarantee" — if the letting agent or landlord isn't satisfied, the cleaner returns to re-clean specific areas free of charge.
